Stay inside the no-permit limits
- Your block, checked on VicPlan on 28 Oct 2026: General Residential Zone (schedule 1), no overlays, not in a bushfire-prone area. No planning permit needed for a shed this size.
- The back boundary is a council reserve. It counts as a boundary, so keep 1,000+ off it, and don't run roof water onto it.
- Floor area is measured over the outside of the walls: 3,300 × 3,000 = 9.90 m². Don't let the frame grow.
- Nothing higher than 3,000 above natural ground. This design tops out at 2,975, with the slab 100 above ground at the back wall.
- Every part, gutter included, at least 1,000 from a boundary. That means the slab edge 1,100+ from side and back boundaries and 1,550+ on the gutter side.
- Behind the front wall of the house, not attached to anything, not brick, not over an easement or within 1 m of a sewer.
- Power by a licensed electrician, with a Certificate of Electrical Safety.
